How can I be credited by my landlord for money I spent trying to obtain a certificate of occupancy?

i'm renting out the first floor of a building as a restaurant in NYC, the building's C of O is not for a restaurant when it was converted 5 yrs ago by previous tenant. I'm aware of the fact that there is no CO and signed a lease that I would have to obtain the C of O no matter the cost. It's been more than a year and a lot of concerns from the NYC building dept has extended the expected time of completion, but it's almost there and I do expect to complete. Money was spent for renovations and architect fees to ensure the approval from the DOB, inspections have been passed but there are more to go. I was too naive to think that it was alright to rent a place with no C of O. If proper authorities find out that the restaurant does not have a CO, that it is being worked on, but the DOB evicts me anyway, will I be able to sue my landlord for expenses paid for renovations and professional fees invested into the building? How are my chances at actually winning the case?

I used Black Jack roofing cement to fill a small gap where a piece of flashing was missing. I put a pretty good size bead/glob to ensure I filled in the small gap and the gap between the roof and the bottom piece of hardiplank. So, you can imagine how thick it is. Okay, my son will be three next month and we have been working on potty training for a while now and he is doing much better. Hi all, my gf has a clotting condition in which she needs to take anticoagulant medication daily by injection, similar to a diabetic injecting insulin. The problem is she hates needles and sticking herself daily sucks, so most of the time I have to do it for her. But I am going to be leaving town for a couple of weeks on business and she is going to have to do the daily injections herself and she hates it. My question is is there a product out now that makes it easier to correctly inject yourself? I have seen some tube-like needle holders and protection jackets for diabetic syringes, but since the meds already come in a pre-loaded syringe with a square plastic plunger lock surrounding it to ensure it can only be used once, I don;t think that will work. I was hoping for something similar in function to a caulking gun for a syringe, where you insert the syringe as a cartridge, it lines up on your skin via a pre-shaped guard already built in and all you have to do is squeeze the handle to inject yourself. art is about how it makes you feel. if the person is blind from birth, there's no point describing form/colors as such. you can start with how realistic the painting is: it is stars at night but not how we see it. to me, the painting looks like a movie: there's movement in it cuz it has these curly shapes in the sky. I also associate it with water, waves, cold and not-so-cold parts of the sea when you swim. so, when the visual sense is not relevant, you use the other senses to describe what it's like.

Since he is with Grandparents and isn't in the hospital with you before and after your surgery than his questions are just to learn more and possibly help you when you need it. You fell in front of your kids, not just scaring them, but making them aware that you were sick and need to get better. I think you're doing an awesome thing by keeping it honest because let me tell you growing up my mom was in the hospital for two weeks for a surgery, I am 25 years old and still don't know why. They still won't even tell me and my parents are honest people. Having my dad frantically take care of us was weird and it just wasn't mom. Is there a planetarium that can simulate Saturn's night sky, rings and all?

I know Saturn is a gas giant so you probably couldn't see anything if you were standing on the surface (assuming you could survive the gravity). But, for the sake of argument and gee-whiz sci-fi wonder... if Saturn had a solid surface, what would it be like to look up at the night sky? Obviously the rings would be the most prominent feature. Parts of the rings are translucent while others are very dense, so that would look cool at night. Backlit rings would be even cooler (Google image search “Saturn eclipse”!) They'd be very very bright and take up a large chunk of the night sky, and probably light up everything on Saturn to such an extent that you wouldn't need artificial lighting. In fact, I predict the rings would be so bright at night that your pupils would contract so much that you wouldn't see any stars (same reason there are no stars in NASA photos of the moon landings). Anyway, is there some place I can go to see an *accurate* portrayal Saturn's night sky?

Sounds like youre just looking for a stereo receiver and not a surround sound reciever. Most stereo receivers are 4 channels and they give out enough power to push those 15s. I would go with sony or kenwood. Stereo recievers with the A/B option (front & rear) focus more on pushing the big speakers. They give out about 100 watts per speaker which is more than enough. Surround sound receiver have too many channels to distribute power to, and thats why you need a sub with them. Rated wattage is for each speaker.

Overly interactive neighbor or am I overreacting?

I apologize for the length of this yet wanted to provide enough detail so that your opinions could be formed to help me determine if I'm just overreacting or if the neighbor is crossing the line. Here goes: I have recently and only temporarily moved in to my boyfriends house and everything is fabulous, except for one of his neighbors. I have expressed feelings of discomfort to my boyfriend and while he agrees that his neighbor is crazy, he is too nice of a guy to really say anything. For the past 4 years my boyfriend has lived next door to a family of 4. There is a husband, wife, daughter and son. At some point the wife confided in my boyfriend that her husband is crazy and she and the kids are planning on moving out once the youngest, her son, graduates high school. Over time she continues to give him little nuggets of info about her crazy husband and periodically brings baked goods and bakes treats for our dogs, though her family has no pets. In the past six months she has brought over more than 50 name brand shirts from a designer outlet store for my boyfriend. Following her sons recent graduation her husband was out of town for a few nights. In his absence, she allowed her son to throw a big pool party, complete with underage drinking. At one point, close to midnight, she came over asking to borrow some ice and when my boyfriend explained he doesn't have an ice maker, we use trays, she asked to borrow a couple. When there was a possible threat of cops coming to her house to break up the party,she rounded up all the trash and put the cans next to our trashcans in front of his garage. The next day she sent my boyfriend a text and then stopped by to tell my boyfriend what was going on, and to give him another bag of polo shirts. He ensured her he wouldn't mention it to her husband and thanked her for the shirts. Although I am clearly home all day, she does not come over unless he is home. Microsoft Excel Charts?

I have excel files (version 97-2003). I recently upgraded to office 2007 and now have a sporadic problem with the charts in my files. Sometimes but not all of the time, the format of the x axis will change. Instead of the file opening with the format set at vertical (the way it was saved), the file will open with the format set at stacked. Sometimes, even after correcting it to vertical and re-saving the file, I can immediately re-open it and the format will have changed back to stacked. It doesn't happen all of the time but it is really frustrating as I have to constantly review each graph prior to printing to ensure that the x axis format is correct. Help!!!

You can understand what apparently is happening on Europa if you just look at it like the Earth Moon system. The moon has an orbital period equal to it's rotation about its axis. THAT is why the same "face" stays facing us. Eventually, the Earth will stop just as the moon has already. Eventually, the Earth and Moon will have the same face, facing the other. The Moon, being only about 1/4 the size of the Earth, simply stopped first. What is happening is gravity causes the tidal bulge on the Earth. The Earth rotates faster then the moon orbits, so the bulge moves ahead of the Moon. The additional mass of the bulge off center ahead of the moon "tugs" on the moon, to drag it along, and at the same time, slowing the Earth's rotation just a little bit. This increases the orbital velocity of the moon, and it moves further away from the Earth. At the same time, the rotation of the earth slowed by a few microseconds.. At present, the moon is receding at the rate of about 1 inch per year as energy is lost by the earth, to the moon. And as a result, the Earth slows down by a few microseconds. Like water seeking its own level, energy that leaves the earth is received by the moon. On Europa, the same effect is happening. Remember one important thing, the earth appears solid, but it really is just a bunch of rocks packed together like a snowball, and exactly like a snowball, can be reshaped by outside forces. It is obvious about the tidal bulge of the oceans, but the same is happening to the crust as well, just on a much smaller scale than the oceans. The earth has a liquid core, so while gravity tends to hold it in a spherical shape, it CAN flex under the moon from gravity, and it DOES. It is thought that this flexing by the moon is one reason why the core is still liquid instead of solid as is the core of Mars. Flexing the crust makes heat from friction. Europa is a more extreme case, being so small compared to Jupiter, that it flexes a lot in comparison, which means even greater heating from friction. We have the sun adding a lot of heat to the earth, but Europa is so far away, the sun is only a minor contributor to the heat input. Our moon likely resulted for a Mars size body hitting the earth with a glancing blow, which is probably where our rotation came from. The moon probably formed from the debris thrown around by the collision, at a distance of about 10,000 miles. The rotation of the earth was at that time about 10 hours. Tidal forces would have been huge. Now, billions of years later, the moon is out at 250,000 miles, and the earth rotates every 23 hours, 59 minutes and change. If it was exactly 24 hours, we wouldn't need leap years. Anyway, THAT is the way I understand why it is possible there is liquid water on Europa.

It's a horrible plan. At 13 you need a basic healthy diet. Focusing on forced weight-loss is medically unsafe. 180 at 5'5" does seem like a lot but if you just adopt healthy habits you probably won't gain much as you finish growing into an adult and may lose a good bit in the meantime.

I pass all the practice exams on the internet for the g1 drivers test in ontario. I have not read the handbook for i do not have one. Will I need to read the handbook to get my drivers license if I am getting these practice exams 100% every time?

Help with six week old puppy?

I work for a kennel and we realized that there was a feral dog running around but before we could catch her, she had puppies. Most of the litter died except for two and by the time we caught her and had her spayed the two feral puppies had run off. Recently they came back and we noticed that the female was lactating but we had not seen any puppies. Last night as we were leaving work we found one of the puppies by a fence,loaded with ticks and very skinny, but the mother was no where around. I took him to the vet where I also work to have him checked out and was told that he is six weeks old. I am crating him at night and trying to socialize him until he is old enough to be put into the homeward hound program but he cries constantly. PC game I just got Lags when I play it help?

So, I just got Overlord for the PC. Now the cut scenes are fine no lag at all. But when gameplay begins it starts to lag. I have a Advent Roma 3000 Laptop. 4096MB DDR2 RAM. Intergrated Intel Mobile 4 Series graphics card. And a 500 GB Hardrive. Can I do anything to ensure my game will not lag? Or will it be better to use the PC I have downstairs? Thanks.
